1. Broken or cracked tiles

2. Flashings
Lead can last an extremely long time but can split over a long period of time. Silicone can work as a temporary solution, but a lead flashing that has split will eventually need replaced.
3. Ridge Capping
If you find the mortar around the ridge capping is loose or in poor condition, this can cause leaking ridge tiles. We find this if the ridge pointing is cracked and coming away, water can get in-between the cap and the pointing. The solution for this issue is to re-point the ridge capping. Sometimes it will require re-bedding ridging, then re-pointed in flexipoint.
4. Valleys
If you have a look at the valley and find it has rusted through it will leak. It can also be blocked with leaves or tiles that have slipping in causing it to be partially blocked, this can also cause leaks inside the roof.
